While HOA matters are not a  primary focus of our practice, we regularly receive inquiries along the coast regarding HOA-related legal issues. In South Carolina, HOAs are governed by both state law and each community’s governing documents. Common issues include compliance with rules related to property maintenance, trash disposal, and use of common areas, as well as approval requirements for alterations. Most modifications must be reviewed by an architectural committee to ensure consistency and help preserve property values.
